The client
Sunway Serene 2 is a residential project by Sunway Property, the property arm of Sunway Group. A launch like this lives or dies on enquiry volume in its first months, and on whether the sales gallery spends its time on buyers who can actually proceed.
The problem
Property lead forms attract noise: duplicate submissions, wrong numbers and browsers with no intention to buy. When a Meta campaign optimises on raw form fills, it learns to find more of the same. The job was to produce steady volume while teaching the campaign what a genuine enquiry looks like.
What we did
- A dedicated landing page. Built for the project alone at sunwayserene2.com, not a generic developer page — one project, one decision to make.
- A qualifying lead form. Short questions that let a serious buyer identify themselves and a casual browser drop out before they reach the sales team.
- Conversions API. Server-side events sent back to Meta, so the campaign optimises on enquiries that passed the qualifier rather than on every click.
- Creative produced in-house. Launch creative made by our own content and video team, iterated against lead quality, not reach.
